Two remixes of White Noise from Dusseldorf duo Bar's 2014 debut album, Welcome to Bar, by Shahrokh Dini and Michael Marshelli. Stabil Elite musician Lucas Croon and Christina Irrgang's music is a hybrid of new wave, Balearic, Shoegaze, dream pop, and noir songwriting. Croon sings as if he had studied with Nick Cave, Bryan Ferry, and Chris Isaak. Irrgang is no less elegant; her timbre seems completely absorbed in the music, and yet it somehow floats above it, bold and cool. The effect is reminiscent of Claudia Brucken from the Dusseldorf Synthpop band Propaganda.
Tracks:
1.1 A1. White Noise (Shahrokh Dini Remix) (7:50)
1.2 B1. White Noise (Michael Marshelli Mix) (5:57)

Turning Single-Family Properties into Profits
Format: Kindle
This book does a great job of explaining real estate investing in a way that’s simple to understand. The step-by-step breakdown of short-term and long-term strategies gave me a clearer picture of what’s possible. I especially liked the practical tips on financing and managing properties—it felt realistic, not just theory.
Even if you’re completely new to investing, the writing is approachable and encouraging. It gave me a solid foundation and made the idea of owning rental property feel a lot less intimidating.
