Rob lays out a succinct and thorough summary of his underwriting process, questions industry standards while sharing his opinions, and discusses risk management and analyses for deals during the underwriting process. Highly recommend for newer and more seasoned underwriters and investors to build or sharpen multifamily underwriting fundamentals and details. He also shares his model as the example.

Full of useful information
Format: Paperback
As context, I've underwritten about 100 deals and attended some basic underwriting classes. Rob's book was very useful to me, both in helping me gain better skills in underwriting basics (stabilization time period and how unit renovations and rent bumps are modeled/phased-in as well as when to start applying rent escalator) as well as higher level topics, like partnership structures, sensitivity analyses, and judging the returns. In all of these higher level topics I learned several new topics (and calculations to add to my underwriting) and would guess that even experienced investors would pick up a few quality nuggets in these sections.

A Grounding, Practical, and Surprisingly Reassuring Guide for the Modern College Search

Our family absolutely loves this book, having followed Jeff for many years, purchasing this was an easy choice. We’ve been deep in the college search process for a while now, and like many families, we spent a lot of time trying to balance ambition, fit, finances, outcomes, and the emotional side of it all. “Dream School” was one of the few resources that actually helped us calm down and make clearer decisions.
What stood out most is how realistic and grounded the book is. You'll keep wanting to go to the end to look at the list of schools, but read the book. It doesn’t push prestige for the sake of prestige, and it doesn’t pretend that college admissions follow a straight line. Instead, it helps you think honestly about what a “right fit” really means...academically, socially, financially, and emotionally. For our family, this gave us a framework to rationalize all the moving pieces rather than chasing names or getting overwhelmed by noise from online forums and comparison culture.
As we evaluated schools across different regions, majors, sizes, and price points, this book helped us step back and ask the right questions. It pushed us to think about values and outcomes instead of just rankings. It helped us understand why certain schools felt like better matches, even if they weren’t the ones everyone talks about on social media. Most importantly, it gave us permission to stop second-guessing ourselves and to trust the process we built together.
Anyone going through the modern admissions process knows it can become emotionally exhausting, with hyper-competitive acceptance rates, endless online commentary, and constant chats with ChatGPT, which tells me what I want to hear rather than the truth. This book eased a lot of that stress. It helped our family see the big picture, prioritize what truly matters, and make decisions with confidence rather than fear of missing out.
If you’re a parent or student trying to navigate the college search in a thoughtful, balanced way, I can’t recommend “Dream School” enough. It doesn’t just help you find the right college, it helps you remember why you’re doing this in the first place.

Parents of HS Students: READ THIS BOOK!
Format: Hardcover
A must-read book for parents navigating the "IVY OR BUST" aspirations of all top-performing high school students. Families simply can not afford the near-100K/year tuition for these institutions. It's unsustainable, and adding soul-crushing debt (before a career is even begun!) is not what parents want for our students. Enter Dream School: a guide to finding YOUR student's opportunity (and less expensive education) amid the noise and rah-rah of aggressive college recruiting. The book is a fast, comprehensive read which gives parents guidance and "permission" to consider schools with less name recognition/lower cost, but with high performance teaching and reasonable return on investment (ROI.) Remember the goal: a college degree for a happy, fulfilled student ready to enter the job market or grad school.
